Our Favourite Projects of 2021

2021 has been a crazy year for everybody and the building industry has been no different. With the ongoing coronavirus pandemic affecting worker availability and the cost of fuel and materials going up, some trades have been booked up months in advance.

Fortunately for our customers across the Greater Manchester area and beyond, Plans 2 Extend has been able to keep our various projects running smoothly throughout the year.

As 2021 comes to a close, we want to showcase some of our favourite projects.

1. Kitchen Extension

This client wanted to renovate and extend her property to maximise its value prior to selling. Unfortunately, she had previously been stung by a cowboy builder – the bane of our profession. They provided her with a quote, took a massive deposit, and then disappeared, never to be seen again.

We designed a ground floor kitchen extension and open plan living area to the rear of the property, as well as obtaining planning permission and building control approval. Perhaps more importantly, we restored her faith in the building industry. Not only did we work diligently to resolve the project, we helped find a reliable local builder and assisted them with on-site queries.

2. Single Storey Extension

Our brief for this project was a fancy, open plan living area to the rear of the property – one that was above standard and would let in plenty of light. Our client also said they would need assistance during the building phases, that we were happy to provide.

We delivered a design that incorporated corner-less bi-fold door. This high-end addition attracts natural light through its glass corner and glazed roof light. We also obtained planning permission and building control approval and assisted the client throughout the building phases by fielding builder queries.

3. New End Terrace Build

Our client had recently inherited the property and wanted to extend to the side of the dwelling to maximise its sale value. At our initial visit, we realised that the plot included a large side and rear garden and could easily accommodate an additional dwelling to create a new end terrace.

Our client supported the idea of creating an additional dwelling, so we arranged a full site survey of the current property and grounds to ensure it was feasible to build. We produced preliminary designs that were approved by the client and went on to obtain planning permission and building control approval, as well as approval from the Greater Manchester Fire and Rescue. Our involvement didn’t end there. We continued to provide on-site assistance and full customer support throughout – from the initial design phase to build completion.

4. Substantial Extension

Our client had specific requirements for this project. They wanted to maximise the size of the property by building extensions, but only to the sides. They wanted the rear garden to remain intact.

We created a functional and innovative design that transformed their small, 3-bedroom property into an impressive 5-bedroom house with massive living areas. The planning process was an uphill struggle, but we stuck with it and were able to secure planning permission and bulding control approval. We also provided on-site assistance to the builders we contracted, helping them with any queries they had with the design.

5. Small Extension

For this job, our client wanted an open plan kitchen/dining area with a ground floor toilet.

During our initial consultation, it became immediately apparent how much space could be achieved by such a small addition, particularly if we removed a few walls in the process. We obtained planning permission for the single-storey extension, along with building control approval. We also provided a helping hand throughout the build so that our client achieved a bright new open plan kitchen/dining space.

6. Commercial Change of Use

Not all our projects involve major extensions and renovations. For this job, our client needed planning permission to change the use of a commercial unit to an MOT testing garage.

We obtained planning permission on their behalf from the local council, allowing them to get their MOT testing garage up and running.

7. The Masons Arms: Local Pub Renovation

Our client was The Mason Arms – a much-loved local boozer.

The owner wanted multiple extensions to the pub, along with several external changes. It was already a hub for the community, with loads of local clientele, but they wanted to start over, extending and renovating to transform it into a stunning country boozer.

Plans 2 Extend provided technical drawings to help their contractors visuals the extensive changes, as well as obtaining planning permission for the extensions and alterations.
